INVENTORIES
THE INVENTORYBJR Property Solutions Ltd provides an impartial independent Inventory service. Our Inventories list the property’s fixtures, fittings, contents and gardens along with a comment on the condition and cleanliness of the same. All our reports include digital photographs. The inventory should ideally be carried out after all cleaning and maintenance has been completed and the property is considered ready to let prior to the new tenant moving in. We are flexible in meeting tight deadlines with back to back lets due to the increasing demand for rental properties. We guarantee a 48 hour turnaround in producing our reports often producing our reports within this time frame. All reports undergo a quality control check before dispatch to our clients.THE BENEFITSAn accurate inventory compiled by an independent accredited inventory provider minimises the risk of disputes concerning damages to the property and its contents arising between the tenant and landlord at the end of the tenancy. An independent provider is generally viewed by parties as being unbiased and impartial. The accuracy and detail of the written word is paramount as photographs alone are inadequate. |
CHECK IN
The inventory clerk will meet the tenant at the property and walk through the property with the tenant referring to the original inventory. The meter readings will be recorded on the inventory. Where additional comments are applicable these will be noted on the original inventory and a signature obtained from the tenant thus providing the Landlord with a written agreement of the contents and condition of the property at the commencement of the tenancy. The keys are then handed over to the tenant and the report sent on to the client.
MID TERM INSPECTION
A mid term inspection is carried out during the tenancy as a means of observing and noting any changes, damages or breach of contract that may otherwise have remained undetected, e.g.: breaching the tenancy agreement by keeping pets, smoking in the property or exceeding the number of agreed occupants as well as any obvious damage to the property.
CHECK OUT
The check out is carried out when the tenant has vacated the property at the end of the tenancy. The original signed inventory is used to note any damages or differences in the contents, condition and cleanliness of the property taking into consideration fair wear and tear. In addition photographic evidence is included in all of our reports.
ENERGY PERFORMANCE CERTIFICATES
Domestic energy assessor Brian Russell is accredited with BRE. Brian produces all of the EPCs and to date has carried out over 3 500 assessments. The reports are generally produced on the same day as the appointment.
All properties marketed for sale or rent require an Energy Performance Certificate. This also applies to new builds.
The EPC provides an energy efficiency rating and information on how to make your property more energy efficient. You are not obliged to act on the recommendations however it may make your property more attractive to potential buyers and tenants.
FLOOR PLANS
Floor plans are included in sales particulars providing an all important visual of the layout of the property for prospective buyers and tenants. Floor plans are becoming popular in the marketing of rental properties due to the increasingly competitive and vibrant rental market.
All our floor plans are generally produced on the same day as the appointment.
